Although a home inspection is not a requirement for closing a home sale, it is crucial that you do not overlook the importance of this process. In many cases, a buyer will hire a home inspector to inspect the homes major systems and components. You can significantly reduce the amount of time your home inspection takes by properly preparing ahead of time. Once you schedule an appointment with us, you will receive a preparation check list and some other instructions by email.

For the average home, a home buyer inspection can take anywhere from 3-5 hours. The amount of time the inspection takes will vary depending on; the size of the home, the age of the home, the condition of the property, the accessibility of certain areas, the weather, and the number of people assisting the inspection.

Following the inspection, the home inspector will prepare a comprehensive report including pictures and videos. It usually takes 24 hours to complete the report and send it to the client.

The advice I would give to anyone looking to hire a home inspector is; do not price shop for the lowest inspection quote. In this industry, you get what you pay for. An inspector, who is not getting paid enough, may cut corners, provide poor work, and can ultimately cost you thousands of dollars in the long run.

For a Florida single family home, the average home inspection cost ranges from $450 to $800. For condos, you can expect paying between $350 and $500. Additional services like insurance inspection, pool inspection, crawlspace inspection as well as the age and size of the property can affect home inspection rates.

If the property you are looking to purchase is older, you should hire a licensed plumbing contractor to inspect the drains prior to closing. The sewer scope inspection will tell you if the drains are in good working order or not. This inspection usually comes with a report (with pictures and videos) and with a repair cost estimate which can then be used as a negotiation tool. You will be able to know if there is any root intrusion and/or if any other damages exist. This is especially important for properties with original cast iron drain pipes, since they are known to rust and break overtime. Replacement of those drains can be costly. Therefore, knowing their condition prior to purchase will prevent unpleasant surprises. You can expect paying around $500 for a professional sewer scope inspection.
